SEASONAL RENTAL AGREEMENT
By this private instrument, on the one hand, Mr. Victor Ferreira Barcelos, property manager,
Individual Taxpayer ID (CPF), ID number -4, hereinafter referred to as LANDLORD; and on the other hand, Mr. ........................, Individual Taxpayer ID .............., ID number ............, Issuing Authority ......., hereinafter referred to as TENANT, have justly and mutually agreed to this SEASONAL RENTAL AGREEMENT, subject to the following clauses and conditions, which they mutually accept, namely:
CLAUSE ONE - The LANDLORD hereby undertakes to lease to the TENANT the property under its management, located at 355 Jornalista Paulo Costa Street, Atalaia Neighborhood, Aracaju - SE.
1 - Along with the property, the movable property and fixtures that furnish it are leased.
2 - Upon commencement of the lease, an inspection report will be drawn up, detailing the quantity, quality, and types of furniture and fixtures, as well as the building's condition.
CLAUSE TWO - The term of this lease agreement is .... days, beginning on ............................ and ending on ..................., the date on which the TENANT undertakes to return the leased property in perfect condition.
CLAUSE THREE - The daily rent is R$ .......... (..........), to be paid in advance by ............. (or upon signing the contract).
CLAUSE FOUR - The TENANT shall bear all expenses arising from the use of the property, such as a cleaning fee of R$150.00 (one hundred and fifty reais) and electricity consumption (R$1 per kW/hour).
CLAUSE FIVE – The amounts referred to in CLAUSE THREE and CLAUSE FOUR must be paid to the LANDLORD, with the TENANT having the following payment options:

CLAUSE SIX – The property must be used exclusively for residential purposes, and the TENANT is prohibited from using it in any manner other than that intended, unless expressly authorized by the LANDLORD, under penalty of fines and other penalties provided for in the applicable legislation, and may also be terminated.
CLAUSE SEVEN – The property (internal space) covered by this agreement may accommodate a maximum of ... (...) people. The guest limit may be limited to .....(.........) guests in the outdoor area (garden area, pool, barbecue area, and balcony).
CLAUSE EIGHT - If the number of guests indicated above is exceeded without the LANDLORD's prior express authorization, the TENANT will pay a fine of R$50.00 (fifty reais) for each additional person, in addition to compensation for any material damage caused to the property by the excess number of guests.
NEW CLAUSE - All fines and charges arising from non-payment or late payment of the aforementioned fees and amounts, as well as any obligations resulting from the TENANT's act or omission, whether to third parties or to government authorities, will be the TENANT's sole responsibility.
Sole Paragraph - The TENANT, during the lease term, also undertakes to satisfy all requirements of the government authorities, which will not constitute grounds for termination of this agreement.
CLAUSE TEN - The TENANT must maintain the property (sanitary and electrical installations, locks, glass, faucets, drains, floors and sidewalks, as well as other accessories), furniture, and fixtures in perfect condition and in good hygienic conditions, and must return them upon termination or rescission of this agreement.
CLAUSE ELEVEN - The transfer of this agreement, nor the subletting, assignment, or loan of all or part of the leased property, will be permitted without the prior written authorization of the LANDLORD.
CLAUSE TWELVE - The TENANT authorizes the LANDLORD, or its representative, to examine and inspect the leased property, when deemed necessary, in order to verify its condition.
CLAUSE THIRTEEN - According to the noise ordinance, which is a set of federal, municipal, and state laws, noise levels cannot exceed 50 dB between ten p.m. and seven a.m. During the day, the permitted level is 70 dB.
CLAUSE FOURTEENTH - The TENANT is responsible for any damage caused to the property or its furnishings and must return them in the same condition as received.
1 - If any damage occurs, the TENANT must repair it at their own expense for the duration of the lease.
2 - Once repairs are completed, the LANDLORD shall present receipts for the amounts spent and, if applicable, refund any excess amounts.
CLAUSE FIFTEEN - A fine of 10% of the total value of the contract is hereby stipulated for any violation of the provisions of this instrument.
